Our working view
VANHAUS expects running costs, adaptable layouts and reliable everyday function to play a larger role in how buyers evaluate homes into 2027. This is an editorial view as at 20 October 2026, not a measured demand survey or a sales forecast. The useful question is whether a design remains attractive when its operational costs are fully understood.
Smaller can work harder
An efficient apartment can feel generous when storage, circulation, light and furniture placement are considered together. Our expectation is that buyers will continue to distinguish between compact space that works and small space that merely photographs well. Test a plan using realistic furniture dimensions before relying on a rendered image.
Infrastructure needs an operating plan
Energy, water and connectivity features need maintenance, replacement budgets and clear responsibility. Buyers should ask who owns the equipment, how it is paid for and what happens when it needs repair. A feature list alone does not establish resilience or low running costs.
Different places, different briefs
A Cape Town urban project, a Gauteng family development and a coastal retreat should not share a design brief simply because the finishes look similar. Understand the intended resident, access requirements, maintenance capacity and purchase budget. Local evidence should shape the specification.
What would make the outlook wrong?
If buyers place substantially more value on size or prestige than on operating costs, some projects may perform differently from our base view. Developers should test assumptions against real enquiries and comparable transactions, while retaining contingency for cost and timing. Design ambition and financial discipline work best when they are considered together.
